Prepare now, then check the new notice
The prior year's deadline is useful for planning, but it is not a substitute for the date on a 2026 notice. Save the front of the notice with the parcel number, assessed values and appeal information. Owners with multiple parcels should keep a separate record for each.
A pending older appeal does not automatically challenge a newer assessment. Review each year's value and filing requirements separately, even if the property itself has not changed.
Allow time for paper filing
The Board's current forms page says it does not accept emailed petitions or offer electronic filing. It directs owners to send hard copies or deliver them to its Olympia office or drop box. Download the current form and follow its signature requirements.
Do not leave delivery to the last afternoon. Retain a complete copy, confirm the applicable receipt or postmark rule, and obtain evidence of timely submission. Emailing a question to the clerk does not file a petition.
Compare the property, not just the city name
An Olympia address can describe an in-town home, waterfront influence or a larger rural site. Lacey and Tumwater comparisons can also differ in age, construction quality and lot utility. Begin with the subject's actual competitive market and explain why each sale belongs in it.
Put documented record errors first. If the assessor includes finished space that is unfinished, show the discrepancy with measurements and photographs. For condition problems, connect the repair evidence to what a buyer would pay at the assessment date.
Plan for a decision after filing season
Thurston's Board reports a backlog. Ask about current scheduling before expecting a quick outcome, and keep the file organized while waiting. Filing in 2026 does not promise a decision or savings during 2026.
Maintain current contact details with the Board, monitor hearing correspondence and continue handling tax payments on their normal schedule. The value case still needs evidence even if an earlier year's appeal succeeded.
