The rule is July 1 or 60 days after your notice was mailed, whichever is later. For 2026 value notices mailed September 16, the county lists Monday, November 16, 2026 at 5 p.m., unless your notice says otherwise. Mail sent on the last day may be postmarked the next day and count as late, so file early.

The Board reports a backlog and is still working through some 2023 appeals, so a 2026 hearing may be a long way off. Hearings are held by phone, and written decisions usually follow within 45 days. The Board can keep, lower, or raise a value. A representative needs a signed power of attorney, and the next option after the Board is the Washington State Board of Tax Appeals.
