Keep the assessment year separate from the tax year
Whatcom's Board specifically warns about private communications that confuse assessment years and filing deadlines. The 2025 assessment appeal window for taxes payable in 2026 has closed. The fall 2026 opportunity concerns the 2026 assessment for taxes payable in 2027.
Most owners will have 30 days after the mailing date on the new notice. Do not borrow Clark County's longer period. If your value does not change and you receive no notice, ask the Board about your property's timing instead of assuming a fall extension.
Choose evidence that fits the Bellingham market
Use the county's property record and its linked Comper sales tool as a starting point. Check whether each transaction involves the same type of home and property rights. A building-wide sale is not a substitute for a condominium unit sale.
Water views, shoreline access, slope, renovation and lot utility can matter more than a short distance between addresses. For Ferndale or Lynden property, begin with comparable homes in the same competitive area before reaching into Bellingham for lower prices.

- Record sale dates, prices, size, age and condition for the strongest comparisons.
- Explain differences and show how the evidence supports one requested value.
What filing does and does not establish
The Board lists no filing charge and requires a completed appeal form. It reviews valuation evidence rather than tax rates. Its authority includes sustaining, lowering or increasing a value, so inspect contrary evidence as carefully as evidence supporting a reduction.
