The San Diego County Assessor sets your value as of January 1. Appeals are filed with the Clerk of the Board and heard by the independent Assessment Appeals Board. The 2026 regular filing period runs July 2 through Monday, November 30, 2026, and it is open now. Applications can be filed online, by mail, or in person.

What makes a San Diego County appeal persuasive

Under Proposition 13, most homes are taxed on their purchase price plus up to 2% a year and any new construction. Proposition 8 allows a lower value when the market value on January 1 falls below that number. That decline-in-value case is the one most homeowners have, so it must show what the home was worth on January 1, 2026.

Sales of similar homes as close to January 1 as possible. The board cannot consider sales more than 90 days after that date.

San Diego County property tax appeal questions

Does my city have its own property tax appeal process?

No. Homes in San Diego, Chula Vista, Oceanside, Escondido, and every other city in the county are valued by the San Diego County Assessor. Appeals are filed with the Clerk of the Board and decided by the Assessment Appeals Board, a three-member panel that is independent of the Assessor.

When is the 2026 appeal due?

The regular 2026 filing period runs from July 2 through Monday, November 30, 2026, and it is open now. A supplemental or escape assessment has its own deadline, 60 days from the date on that notice or bill, and a calamity reassessment allows 180 days. Check which kind of notice you have.

Can I file a San Diego County appeal myself?

Yes. There is no fee to file, and you can apply online, by mail, or in person with the Clerk of the Board. For mailed applications, the county uses the USPS postmark. The Assessor also offers a free Review of Assessment (Proposition 8) request from December 1 through April 30, which does not replace a formal appeal.

What does Homespring charge?

What evidence helps a San Diego County appeal?

Sales of similar homes close to January 1, 2026, corrections to the property record, and photos or repair estimates that show condition problems. Sales more than 90 days after January 1 cannot be used, and a general claim that prices fell is not enough on its own.

Will a lower value last after this year?

A decline-in-value reduction is temporary. The Assessor reviews the value each January 1, and it can rise again as the market recovers, but never above your Proposition 13 value. Keep paying your tax bill while the appeal is pending; if the value is reduced, the county processes the refund.
