Orange County property tax appeals

Lower the property taxes on your Orange County home

Homespring checks whether your home was worth less on January 1 than the value the Orange County Assessor used, gathers the sales and property facts that support a lower value, files your appeal, and handles the hearing. You pay only if your property taxes go down.

The Orange County process

One filing window for the regular 2026 value

The Orange County Assessor sets your value as of January 1. Appeals go to the Assessment Appeals Board through the Clerk of the Board, on the state application form BOE-305-AH. The 2026 regular filing period runs July 2 through Monday, November 30, 2026, and it is open now.

01

Review the record

We compare your January 1 value with what similar homes sold for and check the recorded size, features, and purchase history before recommending an appeal.

02

Build the evidence

We select sales of truly similar Orange County homes close to January 1 and document condition and location facts that affect what a buyer would pay.

03

File and represent

With your signed agent authorization, we prepare and file the appeal with the Clerk of the Board, then present the case at your hearing before the Board or a hearing officer.

A complete case, not a generic form

What makes an Orange County appeal persuasive

Under Proposition 13, most homes are taxed on their purchase price plus up to 2% a year and any new construction. Proposition 8 allows a lower value when the market value on January 1 falls below that number. That decline-in-value case is the one most homeowners have, so it must show what the home was worth on January 1, 2026.

Comparable sales

Sales of similar homes as close to January 1 as possible. The board cannot consider sales more than 90 days after that date.

Property-record accuracy

Living area, bedrooms, lot, pool, additions, and other recorded features that change what the home is worth.

Condition and location

Needed repairs, a busy street, a lost or limited view, and coastal or community differences that set your home apart from nearby sales.

A specific requested value

The application must state your opinion of value, and the county can reject it if that is left out. We back the number with the sales.

Filing is free. Representation is the service.

Orange County does not charge a fee to file an assessment appeal. Homeowners can complete the county's online form, print it, sign it, and mail or deliver it themselves. The reason to hire Homespring is to hand off the analysis, evidence, filing, and hearing while keeping the fee tied to a successful result.

Orange County property tax appeal questions

Does my city have its own property tax appeal process?

No. Homes in Irvine, Anaheim, Santa Ana, Huntington Beach, and every other Orange County city are valued by the Orange County Assessor. Appeals are filed with the Clerk of the Board and decided by the Orange County Assessment Appeals Board or one of its hearing officers, who are independent of the Assessor.

When is the 2026 appeal due?

The regular 2026 filing period runs from July 2 through Monday, November 30, 2026, and it is open now. A supplemental, roll change, or escape assessment has its own deadline, usually 60 days from that notice, and a calamity reassessment allows six months. Check which kind of notice you have.

Can I file an Orange County appeal myself?

Yes. The county does not charge a fee to file. You can complete the form online, then print, sign, and mail or deliver it to the Clerk of the Board. You can also ask the Assessor for a free informal review between January 1 and April 30 each year; that window is closed for 2026 and does not replace a formal appeal.

What does Homespring charge?

There is no upfront fee. If Homespring successfully lowers your property taxes, the fee is 25% of the first year's tax savings. If there are no savings, there is no fee. You sign an agent authorization so we can file and speak for you.

What evidence helps an Orange County appeal?

Sales of similar homes close to January 1, 2026, corrections to the property record, and photos or repair estimates that show condition problems. Sales more than 90 days after January 1 cannot be used, and a general claim that prices fell is not enough on its own.

Will a lower value last after this year?

A decline-in-value reduction applies only to the year appealed. The Assessor reviews the value each January 1, and it can rise again as the market recovers, but never above your Proposition 13 value. Keep paying your tax bill while the appeal is pending; a reduction brings a refund. Fixed charges such as Mello-Roos or bonds do not drop with a lower value.
